General Housing Corporation (GHC) has been a builder of high quality, residential and light commercial buildings in Michigan since 1982. Our corporate headquarters and our production facilities are located in Bay City, Michigan. Since inception, GHC has only constructed quality modular homes built to the Michigan Residential Building Code. We’ve built approximately 6,000 structures all over our beautiful State.

In conjunction with a licensed home builder in your building area, GHC utilizes proven modular construction methods to make your new home a reality. Our system yields high-quality structures with fewer time delays than our site-built counterparts, and our methods reduce waste going into landfills, while providing an extremely stable structure. Additionally, we protect our materials from the elements, unlike site-built options, where materials may be exposed to the sun, rain, snow, wind, and theft.

Michigan is a unique state with miles of coastline and hundreds of inland lakes, with water front building sites often carrying very specific and unique laws and ordinances. We are very fortunate to work with licensed builders throughout the state that are familiar with such peculiarities, and we can deliver a home just about anywhere in Michigan because of it.

We work with licensed home builders (contractors) throughout the entire state of Michigan, including the Upper Peninsula. A GHC licensed builder in your area will handle the permitting and site work such as driveways, grade alterations, crawl space or basement construction, and old building tear down if it’s needed. Your builder will also oversee utility hookups including well and/or septic, if appropriate. You can be confident knowing our builders are experienced, typically with their own staff and local subcontractors that work toward building the home of your dreams.

Your licensed builder will work in conjunction with General Housing Corporation to bring together all the pieces of your new dream modular home, but the scope of your builder’s duties in the project is up to you! Your builder can do as little as arrange delivery of a home for you, to a full turn-key project that includes a garage, deck(s), patio(s), porches, and even landscaping, if desired.

We have two staged models at our 4650 Wilder Road offices.  The models provide an opportunity to see our quality construction first hand.  Staff is available to answer any questions or concerns you may have.  Our models are open Monday through Friday, 8:00am – 5:00pm.  They are also open the 3^rd Saturday of each month from 9:00am to noon.

Our Glen Arbor II is a beautiful 2,533 square foot open floor plan home that exudes class.  This home, which features 9 foot ceilings, could hold its own in an upscale subdivision, and would really shine on a lake or hilltop setting.  The living area is bathed in light due to two sliding glass doors, and a stunning gable window collection highlighting the large kitchen and vaulted dining and living rooms. The master suite features a large walk in closet, double vanities, a separate toilet area, and a special walk in shower. This floor plan has the ability to be a 5 bedroom, 3 bath home.  If you like the floor plan, but are looking for something a bit smaller, we have several variations to meet your desires.

Our Ann Arbor is a 1,470 square foot mid-century modern ranch floor plan that has nearly endless possible variations.  Little treats abound with a charming front porch, transoms in the upper eaves, gable window collections, an island with a bar sink, a walk in shower, and modern plumbing and lighting fixtures.  Although this is not a large home, it has been designed with an open concept.  The basic layout of this floor plan is inspired by our company’s most popular floor plan, with some interesting twists.  If you are attracted to mid-century modern, you owe it to yourself to come view this model.

We are extremely fortunate to have a group of skilled craftsman working at GHC to provide you with a home that is not only strong and square, but has the fit and finish you would expect from a custom home builder. We also have a dedicated engineering department with architects on staff to ensure code compliance and structural integrity, while providing a smart well designed floor plan. Traffic patterns, furniture layouts and window locations are all given careful consideration.
